Georgia Dream — Standard vs PEN vs CHOICE compared head-to-head

Georgia Dream isn't one program. It's three. Standard, PEN, and CHOICE each have different eligibility, different DPA amounts, and different ideal buyer profiles. Picking the right one for your scenario matters.

Standard Georgia Dream

Standard is the entry-level Georgia Dream program: up to $10,000 in down payment assistance as a 0% deferred second mortgage. It is not forgivable; the balance is due when you sell, refinance, transfer title, or stop occupying the home as your primary residence.

As of July 8, 2026, Georgia Dream uses statewide limits: income up to $158,188 for a household of 3+ ($137,555 for 1–2), with a $625,000 purchase-price cap.

PEN — Public servants get more

PEN stands for Protectors, Educators, and Nurses. Same eligibility framework as Standard but with up to $12,500 in DPA instead of $10,000. Same non-forgivable, 0% deferred-second repayment terms.

Eligible occupations: peace officers, firefighters, EMTs, K-12 teachers, healthcare workers including LPNs, RNs, and nursing technicians. Documentation: active license or employer letter showing role.

CHOICE — Disability accommodations

CHOICE provides $12,500 in DPA for buyers who themselves have a permanent disability or who have an immediate family member with a permanent disability.

Documentation: physician statement or government disability award letter. Often pairs with home modifications eligible for additional grants.
