Standard Georgia Dream
Standard is the entry-level Georgia Dream program. $10,000 in down payment assistance as a 0% deferred second mortgage. Forgiven after 5-15 years depending on the variant.
Income limits apply by household size and county. In metro Atlanta, household-of-4 income cap is around $112K. Purchase price limit roughly $375K in most metro counties.
PEN — Public servants get more
PEN stands for Protectors, Educators, and Nurses. Same eligibility framework as Standard but with $12,500 in DPA instead of $10,000. Same forgiveness terms.
Eligible occupations: peace officers, firefighters, EMTs, K-12 teachers, healthcare workers including LPNs, RNs, and nursing technicians. Documentation: active license or employer letter showing role.
CHOICE — Disability accommodations
CHOICE provides $12,500 in DPA for buyers who themselves have a permanent disability or who have an immediate family member with a permanent disability.
Documentation: physician statement or government disability award letter. Often pairs with home modifications eligible for additional grants.
